What actually happens in a boiler service

A boiler service is thirty to sixty minutes of unglamorous checks that keep the warranty alive, the gas burning cleanly and the February breakdown at bay. Here is what a proper one includes, what it costs, and why the smart money books it for June.

What the engineer actually does

A real service is measurement, not dusting. The heart of it is the flue gas analysis: a probe in the flue reads the combustion products and confirms the burn is clean, safe and efficient. Readings out of range mean adjustment or investigation; readings in range go on the record.

Around that sit the physical checks: case seals, the burner and heat exchanger inspected to the manufacturer’s schedule, the expansion vessel charge tested, gas tightness confirmed and the safety devices proven. The engineer opens the casing to do all of this. That is their job, never yours: everything inside is Gas Safe registered engineer territory.

The condensate side earns its place on the list too. The trap collects a sooty slurry that can block the drain and cause the gurgling lockouts of midwinter; cleaning it takes two minutes with the casing open and saves a cold-snap call-out later.

A proper service includes

If a magnetic filter is fitted, emptying it doubles as a health report: a light fuzz of black is normal, a solid cake of sludge is a conversation. It is also the moment to mention anything the boiler has been doing lately: noises, pressure top-ups, codes that came and went.

What a service is not

It is not a repair visit, so any fault found gets quoted separately. It is not a system clean either. And it is not the landlord check: rented homes need a separate annual Landlord Gas Safety Record covering every gas appliance, which can be done in the same visit but is its own legal document.

Why summer is the clever booking

Engineers’ diaries empty between May and August and fill violently in the first cold week of autumn. A summer service means easy appointments, time for any parts to arrive before the heating matters, and faults found in shorts weather rather than during the first frost, when every heating engineer in Britain is already spoken for.

The value is mostly invisible: combustion kept in tune, small faults caught at part-price rather than emergency-price, and a warranty that stays enforceable. Most manufacturers require an annual service by a Gas Safe registered engineer; skip a year and a long guarantee can quietly become void.

Check the person, not the van

Every legitimate engineer carries a Gas Safe ID card. Look at the back as well as the front: it lists the work they are qualified for, and boilers should be on it. You can verify the registration number on the Gas Safe Register website in the time it takes them to park, and a confident engineer will not mind one bit.

Is it worth servicing an old boiler?
